The costs associated with conveyancing typically range between $1,000 and $3,000 depending on several factors, including the property’s price, type, and specific details of the transaction. First-home buyers, investors, and those purchasing unique properties, such as off-the-plan homes, may experience different fee structures. Conveyancing costs are comprised of various components, each contributing to the total amount you’ll need to pay. Here’s a breakdown of what you can expect from some of the main associated costs...

1. Base Legal Fees

Legal fees cover the paperwork, coordination, and legal advice provided during the conveyancing process. These fees depend on the value of the property being transacted, often following a tiered pricing system:


  • Properties up to $500,000: $1,500 
  • Properties $500,001 to $1,000,000: $2,000 
  • Properties above $1,000,000: $2,000 + $500 per additional $500,000

2. Off The Plan Purchase Fees

Properties purchased off-the-plan require more in-depth legal processing due to the additional complexities involved. Fees vary depending on the property type:



  • Houses: $500 
  • Apartments: $750 
  • Land: $500 
  • Rural properties: $750 

3. Search Fees

  • Searches are essential to uncover critical details about the property, such as zoning, rates, or encumbrances, that may affect the transaction. The average search fees in NSW is around $350.

4. Government Fees
